Our work on Appleby Lodge involved the re-roofing of a 1920’s Grade 2 Listed Art Deco building to the standards and obligations set by the Planning and Conservation Officer. We established a robust budget and a Scope of Services featuring a high level of detail. It was expected that there would be some existing damage to the property and therefore we advised the client to include a larger than average amount of risk allocation within the budget. Once the removal of the asphalt roof was under way, it was discovered that the structure of a portion of the building did indeed have a large amount of decay. Following this the commercial decision was taken to delay the works until a valuation could be made of the damage. Following this short respite the work resumed and all repairs were made within budget and without compromise to client expectations. Our proactive approach to risk prevented the client from experiencing a significant financial effect.
This project involved the creation of a scrap yard under difficult conditions. The land was contaminated and required deep, specialist drainage systems and a 3m surrounding wall as requested by the Council. Working with the client and main contractor we were able to look at the Scope of Works and Value Engineer a solution that resulted in a significant cost saving for the client. We identified that within the existing budget, the risk element was proportionally too high. We were able to redesign the budget and reduced the cost by aligning the budget with a more accurate interpretation of the potential risk.
